Rancho Bernardo addition

Out of space? Do not move. Improve. A Kaminskiy addition starts with how you live and what your lot allows: build out, or build up. Our designers draw it, our architectural team engineers and permits it, and our own crews build it, on one contract with the price in writing before the first footing is poured. A room addition is the way to fix the one thing a good San Diego home gets wrong: it ran out of space. An extra bedroom, a second bathroom, a bigger kitchen, a family room, a suite for a parent, a second story over a one-story house, built to look as if it was always part of the original structure.

Kaminskiy designs and builds room and home additions across San Diego County, from a single bedroom to a second story, permitted and built on one contract since 2005. Bathrooms, casitas and guest houses, home theaters, man caves and studies, pool houses and cabanas: we have built every kind of addition to San Diego homes, by building out on the ground floor or building up with a second story. Our designers, architectural drafters and project managers take it from the first sketch to the final walkthrough on one contract, with one fixed price before the first footing is poured. Founded in San Diego in 2005 by Sergei Kaminskiy, and still founder-led.

From the cottages around the Cove and the Village to the hillside homes of Bird Rock, La Jolla Shores and Muirlands, La Jolla has some of the most varied housing in the county, and some of the most involved permitting. Permits for room additions in La Jolla are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you. Parts of La Jolla sit in the coastal zone, which adds a coastal development review to some projects; we plan for it from the first meeting.

The La Jolla room addition guide

Room additions in La Jolla, in detail.

As we grow older, our needs change. Our homes do not always grow and change with us. As families expand or our needs change, the perfect house suddenly becomes much less comfortable.

It might seem like the only solution to your problems is finding a new home and moving. Luckily, there is another option: room additions. These increase your home’s square footage, breathing new life into your house and saving you the hassle of moving out.

As one of San Diego County’s top remodeling companies, Kaminskiy Design and Remodeling has years of experience renovating homes in La Jolla and the surrounding San Diego area. Our highly skilled team of professionals can create the room addition you want, whether it is a personal home office, a spare bedroom for guests, an expanded bathroom, or even an expanded living space. We offer complimentary consultations to all our clients, during which we walk you through every step of the design and remodeling process.

Our designers and contractors have the experience needed to bring your vision to life. A great room addition blends seamlessly with the rest of your house, so we make sure to smooth out any seams and signs that come with adding a new room. We want the room to feel like it has always been a part of the structure.

Our experienced team can create your perfect La Jolla room addition.

Also referred to as a bump out, a room addition can increase the size of your house and make it comfortable to live in again. This home improvement project includes building out a single room from the existing structure. Increase the size of your kitchen, living room, or even master suite, add spare bedrooms and bathrooms, or create a personal office.

The options are endless. The team at Kaminskiy Design and Remodeling can tackle any project and turn your dreams into a reality. Most room additions are meant to serve one purpose, but there is no need to limit the space.

You can create a flexible living space that changes functions as you need it, or even a combination of an office and guest bedroom. We want to give you the home you have always dreamed about, so no need to move! Just improve your existing residence.

A room addition costs much less than a whole home remodel or moving out, so skip the hassle.

Your home is a cherished investment, so you want it to be treated with great care and respect. Unfortunately, not every contractor sees your home the way you do. Kaminskiy Design and Remodeling holds our team to the highest standards.

Our experts will treat your home as if it is their own and keep in touch with you throughout the remodeling process so you are not met with surprises or hidden fees. We provide you with a full design plan outlining all materials, costs, and other important information clearly so you will know exactly what goes into your new room addition. Our team also applies for the necessary permits from the city and obtains any important plans.

When all this is done, we provide you with a detailed proposal and contract. This includes your ideas and vision for your final design. You deserve a room you love, so your input matters to us.

Room additions come in a variety of options to suit your needs. Depending on your budget, needs, and style, you can create a variety of expansions. Whether you want a garage conversion, a smaller bump-out to increase the size of your kitchen or a full-size addition that requires a new foundation, walls, and roofing, our team can get it done.

Full-room additions are the most popular request among our clients and offer space to create spare bedrooms, bathrooms, or living spaces. When requesting this type of remodeling project, you have the option to build up or build-out. Building out adds the new space onto the ground floor, increasing the size of your house’s footprint.

This is the most common way to add additional space, but be aware that it will take away some yard space. You should also factor in the added cost of a new foundation. If you want to save your existing yard space or lack the needed space to expand out, you can always build up!

Our team will build onto your second story instead of the ground floor, or we can create a second story if one does not already exist. Building up comes with a smaller chance that you will need a completely new foundation. Instead, the contractor will strengthen the existing foundation to support the extra weight and ensure that your home does not violate city height and size regulations.

Another popular option for La Jolla homeowners is an in-law suite sometimes called an accessory dwelling unit. These can range from fully detached additions that function as their own miniature residence to semi-attached private living quarters.

Also called granny flats or accessory dwelling units (ADUs), in-law suites have risen in popularity around San Diego County, including the La Jolla area. Changes to local legislation have made building these suites on your property much easier and more affordable. Expand the size of your home while creating a room that helps your family live more comfortably!

This project does more than just increase the size of your current structure. Semi-attached suites provide a place where your in-laws can relax away from the main home while still being involved with the family. This is perfect for balancing the needs of multiple family members across generations.

The extra space also increases your property’s value, making it a great investment if you ever decide to sell. In-law suites offer convenience, too. You can plan for the future, whether that includes expanding the size of your family, hosting guests, or having a flexible living area that changes functions as needed.

As we grow older, needs change. In-law suites are designed with aging in mind, so there is no need to worry about how your home will meet your changing abilities.

Nothing. The in-home design consultation is complimentary anywhere in La Jolla. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.

We do.

With the number of variables in a project like this, it is not easy to estimate without knowing what you want. Where you live, the size of the addition, the age of your home and what the new room holds all change the number. In San Diego County home additions typically run from $350 to $650 per square foot, so a basic addition costs around $100,000 and bump-outs start at about that figure. What we promise is a fixed price in writing before the first footing is poured: at the design and bid presentation you see every line of the scope, the contract and the schedule together. The complimentary in-home consultation is where that number starts.

It depends on the room you add. A great room, kitchen or living room addition may add around 70 percent of its cost to your property value; something smaller, like an extra bedroom, office or bathroom, may add around 15 percent. The size and scope of the project, and the budget you put into it, decide how much the value moves. The bigger return is daily: a home that fits the family in it, and one you did not have to leave.

Building out adds a room on the ground level and is the most common kind of addition. It grows the house's footprint, so a new foundation is poured and some yard space goes to the new room. Building up adds a room, or a whole floor, to the second story, or adds a second story to a one-story house. It keeps your yard, usually needs no new foundation (the existing one may be strengthened to carry the weight) and needs a staircase inside, and your area's rules on house size and height apply. Your designer walks the lot with you and tells you which one the house and the property line allow.

A room addition, also called a bump-out, is usually a single-room structure built onto the house: a bigger kitchen, another bathroom or bedroom, a larger primary suite, a personal office. Added rooms are often built for one purpose, but not always: a combination office and guest room, or a sunroom that doubles as a second living room. It is less expensive than a whole home remodel and adds new life to an older home.

Yes. In-law suites, also called granny flats or accessory dwelling units, can be attached to the house or detached in the yard, and recent changes to state and local legislation have made them easier and less expensive to build on San Diego properties. They add square footage and substantial property value, give parents or guests a private place to stay, and are built with aging in place in mind from the start. Our ADU page covers the types, the rules and what we have built.

Longer than a single room inside the house, and most of the time goes into design, engineering and permits, not construction. Once construction starts, a typical addition builds in about five months; a second story or a complex addition takes longer, and permit review times vary by city within the county. You get the schedule at the bid presentation, and your project manager keeps it live in Buildertrend from the pre-construction meeting on.

Every addition needs a building permit, and local codes restrict how close you can build to your neighbors, the street and even your own backyard. The first step is locating your property lines and developing a plot plan with your home, your landscaping and your utilities on it. Our architects handle that, the design that complements your existing floor plan, and the permit set, and we submit to the city or the county and handle every correction ourselves. One more guideline from twenty-one years of additions: put every detail, every material and the full scope in writing before work begins. That is how bids stay comparable and surprises stay out of the project.
