Imperial Beach home remodeling, designed and built by one team.
Imperial Beach · San Diego County
Whole home remodels, kitchens, bathrooms, additions and ADUs in Imperial Beach.
Imperial Beach's beach cottages and 1960s homes near the pier and the estuary are getting kitchens, baths and ADUs that match how the town has grown up.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Imperial Beach our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of Imperial Beach, coastal zone included. No handoffs, no finger-pointing, no surprises.

Imperial Beach is the county's last beach town. Here is what shapes a remodel.
Imperial Beach is a small city of 1950s and 1960s beach homes on flat, small lots between the ocean, the bay and the Tijuana River estuary. The City issues its own permits, the whole town sits in the coastal zone, parts of it sit low enough that flood and sea-level rules matter, and the housing is modest enough that an ADU often changes a family's finances. Our one Imperial Beach project in the gallery is exactly that, an accessory dwelling unit, and our Chula Vista and Coronado work is minutes away.
Imperial Beach, San Diego County. Our Design Center in Rancho Bernardo is about 45 minutes away off peak; the first meeting is at your home.
Imperial Beach is its own city, so permits come from the City of Imperial Beach Community Development Department at City Hall, not from the County or the City of San Diego. Most remodels are a building permit; additions and anything near the shore draw the coastal review. Nestor and the streets east of 13th that use IB mail may be City of San Diego, and we check the parcel first.
You will not stand at the permit counter; our team files the set and sees it through to issuance.

All of Imperial Beach lies in the coastal zone, so additions, second stories and beachfront work need a Coastal Development Permit alongside the building permit; interior remodels are exempt. Along Seacoast Drive the California Coastal Commission's shoreline rules apply as well, and the City's local program handles the rest.

Parts of Imperial Beach sit only a few feet above the bay and the estuary, inside FEMA's mapped flood zones. A substantial remodel or an addition in those zones can bring elevation and floodproofing requirements, and the City has been planning for sea-level rise for years. We check the flood map for your parcel at the first visit, because it changes what a ground-floor project can be.

Imperial Beach's housing is small post-war homes on small lots: two or three bedrooms, one bath, a closed kitchen, a carport or a single garage. The remodel opens the kitchen to the living room, adds the second bath, replaces original wiring and plumbing, and protects what salt air has reached. Many have never been remodeled, which keeps the surprises to the ones we expect.
Our Imperial Beach accessory dwelling unit in the gallery is the local project. The state's ADU statutes entitle a single-family lot to an ADU plus a junior ADU, the City issues the permit, and in the coastal zone it reviews the unit against the coastal rules as well. A garage conversion or a compact backyard unit, rented or housing family, is the form that fits IB's lots.
Nothing in Imperial Beach is far from salt water. Marine-grade hardware, clad windows and sealed trim last; untreated wood and ordinary steel do not. The older framing often holds termite and dry rot repairs we expect and price for, and bathrooms need ventilation sized for a damp marine climate.
To orient yourself: Seacoast Drive runs along the beach to the pier, Palm Avenue and Imperial Beach Boulevard run inland past City Hall, the Tijuana River estuary lies to the south, and the bayfront bike path to the north toward Coronado. Finishes are chosen at our Design Center in Rancho Bernardo, about 45 minutes away; for Imperial Beach projects the designer brings samples to the house, and the first meeting is always at your home.

The Imperial Beach remodeling guide
What we remodel in Imperial Beach, room by room.
What Imperial Beach homeowners ask us for, room by room. Our Imperial Beach project and nearby work are in the gallery below.
A 1950s beach house opened up, rewired, replumbed and protected against salt air, within its walls so the coastal permit stays out of it. When the exterior changes, the coastal review and, on low ground, the flood rules join the project.
Whole home remodelingThe small closed kitchen opened to the living room, cabinets to the ceiling, the 60- or 100-amp panel replaced, and hardware chosen for salt.
Kitchen remodelingThe one-bath house gets a second from a closet or a corner of a bedroom; the raised floors of many IB homes make the new drain a planned step. Ventilation sized for the marine layer.
Bathroom remodelingSmall lots mean a second story or a modest extension, with the coastal permit and, in the flood zones, elevation rules. The structural engineer's answer on the existing framing sets the budget.
Room additionsOur Imperial Beach ADU in the gallery shows the form: a compact unit, permitted by the City, reviewed under the coastal rules, built for salt air.
ADUs and conversionsSmall yards used well, with marine-grade materials and the flood map in mind for anything built on the ground.
Outdoor livingIB's single-story homes are easy to age in. A no-step entry, a curbless shower and wider doors, designed in during a remodel.

We do. Permits for Imperial Beach homes are issued by the City of Imperial Beach. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you. Parts of Imperial Beach sit in the coastal zone, which adds a coastal development review to some projects; we plan for it from the first meeting.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of Imperial Beach, and we plan around them.
