Whole home remodels, kitchens, bathrooms, additions and ADUs in Point Loma.
Point Loma's 1920s Spanish homes in Loma Portal, the mid-century houses of the Wooded Area and La Playa and the bluff homes above Sunset Cliffs share a peninsula with the airport, the Navy and the coastal zone, and we plan for all three.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Point Loma our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the City of San Diego, coastal zone included. No handoffs, no finger-pointing, no surprises.

Point Loma is a peninsula with the airport on one side and the Pacific on the other. Here is what shapes a remodel.
Point Loma runs from the Spanish Revival streets of Loma Portal, laid out in the 1920s under the flight path, through the Wooded Area and Fleetwood Park to La Playa on the bay and the bluff homes above Sunset Cliffs, with Liberty Station on the old Naval Training Center in the middle. The City of San Diego issues the permits, the west side sits in the coastal zone, almost every house is past the 45-year review, the airport sets height and noise rules, and salt air works on everything facing the water. Our Point Loma kitchens and the three-level deck in the gallery below show how we handle it.
Point Loma, San Diego County. Our Design Center in Rancho Bernardo is about 30 minutes away off peak; the first meeting is at your home.
Point Loma is a community of the City of San Diego, so permits come from the City's Development Services Department, and the Peninsula Community Planning Board sees discretionary projects. West of the ridge, from Sunset Cliffs to the Wooded Area's ocean side, lots sit in the coastal zone: a kitchen or bath inside the walls is exempt from the Coastal Development Permit, while an addition, a new story or a bluff-side deck is not. La Playa and Loma Portal on the bay side are outside it.
We check the coastal map for your parcel before the first sketch and carry the permit from the first sheet to issuance.
Loma Portal, Plumosa Park and Roseville hold Spanish Revival and Craftsman homes from the 1920s and 1930s, and nearly every house on the peninsula is older than 45 years, so a permit that changes the exterior gets the City's historical review first. Most clear quickly; a few designated streets are looked at closely. A kitchen or bath inside the walls is exempt. We design exterior changes to the house's own character, which is what the review asks for anyway.

Lindbergh Field's departures climb straight over Loma Portal and the eastern slope. That means two things for a remodel: the airport's land use plan sets height limits and noise rules, and windows, doors and attic insulation chosen for sound make the biggest difference to how the house feels. Our Point Loma kitchens in the gallery replaced single-pane steel windows with sound-rated units as part of the work.
Homes above Sunset Cliffs and along La Playa live in salt air: marine-grade stainless hardware, clad windows and sealed stone last, plain steel and untreated wood do not. On the bluff lots the City's geotechnical rules and the coastal setback decide where a deck or an addition can sit. Our Point Loma triple deck in the gallery was built on exactly that kind of lot, engineered for the slope and finished for the weather.
The old Naval Training Center became Liberty Station in the 2000s, and its homes and the newer houses around it are the exception on the peninsula: built to current code, inside an association with design rules, and far enough along now to want their first kitchen and bath remodel. We read the association's standards before we draw. Elsewhere on the hill, Naval Base Point Loma families on a rotation ask us to plan around a move date, and we do.

A Point Loma house from the 1920s or 1930s often carries knob-and-tube wiring, a 60-amp panel, galvanized supply lines and a sewer lateral older than anyone alive, all on a raised floor over a crawl space. The raised floor makes new plumbing a planned step rather than a jackhammer; the wiring is replaced while the walls are open; the lateral is checked with a camera first. State law also allows an ADU on these lots, and Point Loma's deep lots and detached garages take one well.
To orient yourself: Rosecrans Street runs the length of the peninsula from Liberty Station to the Navy gate, Catalina Boulevard climbs the ridge to Cabrillo National Monument, Sunset Cliffs Boulevard follows the ocean side, and Shelter Island and La Playa face the bay. Our Point Loma kitchens and the triple deck are in the gallery below. Finishes are chosen at our Design Center in Rancho Bernardo, about 30 minutes away; the first meeting is at your house.

The Point Loma remodeling guide
What we remodel in Point Loma, room by room.
What Point Loma homeowners ask us for, room by room. Our Point Loma projects are in the gallery below.
A 1920s Spanish house rewired, replumbed and opened at the back with its front rooms and arches kept; or a mid-century house in the Wooded Area brought to one standard. The 45-year review applies when the exterior changes; the coastal permit on the ocean side when the footprint does.
Whole home remodelingSmall and closed in nearly every pre-war plan. The wall to the dining room comes down, the island replaces the table, the panel is upgraded and the windows go sound-rated under the flight path. Our Point Loma kitchens in the gallery, including the one with the hidden cooktop, show the range.
Kitchen remodelingThe 1930s bath is five by seven. A suite comes from the adjacent closet or a corner of the bedroom, and the raised floor makes the new drains a planned step. Our Point Loma kitchen-and-bath remodel in the gallery shows the finished standard.
Bathroom remodelingA second story for the view, or a rear addition on the deep lots; height limits from the airport plan and the coastal zone, the 45-year review on the older homes, and the geotechnical report on the bluffs. We tell you early which apply to your lot.
Room additionsThe detached garage off the alley, converted or rebuilt, or a compact backyard unit; the City permits it, the coastal zone adds a step on the ocean side, and a unit this close to the Navy and the airport rents readily.
ADUs and conversionsDecks toward the water, built for salt air and engineered for the slope, as our Point Loma triple deck in the gallery was; covered patios on the bay side where the afternoon wind comes through.
Outdoor livingMany Point Loma owners have been in their house for forty years and intend to stay. A no-step entry, a curbless shower and wider doors, designed in during a remodel so nothing reads as a concession.

If it is west of the ridge, toward Sunset Cliffs and the ocean, usually yes; La Playa and Loma Portal on the bay side are outside it. Work inside the walls is exempt either way; an addition or a new deck on a coastal lot needs the Coastal Development Permit, which we prepare.
It can. The airport's land use plan sets height limits and noise standards for the neighborhoods under the departure path, and we design to them. For most remodels the practical effect is the choice of windows and insulation, which we spec for sound.
Nothing. The in-home design consultation is complimentary anywhere in Point Loma. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Permits for Point Loma homes are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you. Parts of Point Loma sit in the coastal zone, which adds a coastal development review to some projects; we plan for it from the first meeting.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the City of San Diego, and we plan around them.
