Ramona · San Diego County
Whole home remodels, kitchens, bathrooms, additions and ADUs in Ramona.
Ramona's ranch houses and custom homes sit on acreage in the Santa Maria Valley and the hills around it, on septic and often on wells, in the county's fire country, with permits from the County rather than any city.
Kaminskiy Design and Remodeling was founded in San Diego by Sergei Kaminskiy in 2005 and is still founder-led. In Ramona our designers, architectural drafters and project managers take your home from the first sketch to the final walkthrough, on one contract, and we handle the plans and permits with the County of San Diego. No handoffs, no finger-pointing, no surprises.

Ramona is the Valley of the Sun: ranch houses on acreage, County permits and fire country. Here is what shapes a remodel.
Ramona sits in the Santa Maria Valley at 1,400 feet, an hour's horse ride from anywhere in 1886 and thirty-five minutes from our Design Center today. Its homes are 1970s to 2000s ranch houses and custom homes on one to ten acres, the planned streets of San Diego Country Estates to the east, and older houses around Main Street. Ramona is unincorporated, so the County of San Diego issues the permits, most lots are on septic and some on wells, nearly all of the town sits in Cal Fire's very high fire hazard zone, and the summers are the county's hottest. We have not yet published a Ramona project; our nearest work is in Poway and Escondido, twenty minutes down the hill, and it is shown below, labelled as such.
Ramona, San Diego County. Our Design Center in Rancho Bernardo is about 35 minutes away off peak; the first meeting is at your home.
Ramona is unincorporated, so permits come from the County of San Diego's Planning & Development Services, not from any city hall. Most remodels are a building permit with no hearing; the Ramona Community Planning Group sees the discretionary projects, and the Village of Ramona along Main Street has its own form-based design code. An addition or an ADU also goes through the County's Environmental Health review of the septic system.
We prepare the drawings, submit them to the County and answer every comment that comes back.
The 2003 Cedar Fire and the 2007 Witch Creek Fire both burned through the Ramona area, and nearly the whole town sits in Cal Fire's very high fire hazard severity zone. Additions, ADUs and detached buildings are built to the ignition-resistant rules: ember-resistant vents, Class A roofing, tempered glass, a hundred feet of defensible space. A kitchen or bath inside the walls is not affected, but when the walls are open is the right time to add the vents and the windows.
Most Ramona homes are on septic systems and many outside the water district's lines are on wells. A new bathroom, an addition with a bedroom or an ADU changes the load on the septic system, and the County's Environmental Health division reviews the capacity before the building permit. We have the system located and evaluated at the first visit, so the answer is on the table before the design is.

Ramona's typical house is a 1970s to 1990s single-story ranch on a slab, two thousand square feet give or take, with a closed kitchen, a family room, a tack room or a workshop out back, and no HOA in sight. The remodel opens the kitchen to the family room, carves a real suite from two bedrooms, replaces the panel, the well pump wiring and the original windows, and adds insulation and shade for the heat. The acreage means an addition has room; the septic means it has a limit.
Ramona summers pass a hundred degrees and winter nights drop below freezing, which the coast never sees. Insulation and attic ventilation while the walls are open, windows chosen for heat gain, deep covered patios on the west side, and right-sized HVAC make the house livable in August and January. California's Title 24 energy code sets the floor; Ramona's climate sets the target, and the difference shows on the power bill.
State law allows an ADU and a junior ADU on every single-family lot, the County issues the permit, and Ramona's acreage takes a detached casita better than almost anywhere in the county, for a parent, a ranch hand or a rental. The septic capacity and the fire rules shape it. San Diego Country Estates, with its own association and design standards, reviews the exterior before the County sees it; the rest of Ramona has few HOAs.
To orient yourself: Main Street is State Route 78 through the old town, State Route 67 climbs in from Poway past Mount Woodson, the Ramona Grasslands and the airport lie to the west, San Diego Country Estates to the east toward San Vicente, and the wineries are scattered through the valley. Our nearest gallery projects are in Poway and Escondido, twenty minutes down the hill. Finishes are chosen at our Design Center in Rancho Bernardo, about 35 minutes away; every project starts with a visit to your property, not to ours.

The Ramona remodeling guide
What we remodel in Ramona, room by room.
What Ramona homeowners ask us for, room by room. Our Poway and Escondido projects, twenty minutes down the hill, are in the gallery below.
The ranch house done once: plan opened, every system replaced, insulation and ventilation for the heat and the cold, ember-resistant vents and tempered glass while the walls are open, the house turned toward its land. Our Poway whole home remodels in the gallery are the nearest examples.
Whole home remodelingBehind a wall in most Ramona ranch plans. The wall comes down, a beam carries the roof, the island replaces the peninsula, and the panel is upgraded for the appliances and the well pump. Our Poway kitchens in the gallery show the finish.
Kitchen remodelingThe closet-sized primary bath becomes a suite by borrowing from the bedroom; a second bath needs the septic capacity checked first, and we do that at the first visit. Our Poway primary baths in the gallery are the template.
Bathroom remodelingThe acreage gives an addition room; the septic system and the fire rules give it limits. Ground-floor additions on the slab houses, built to the ignition-resistant code, with the County permit and, in the Country Estates, the association's review.
Room additionsA detached casita on the acreage, sized to the septic system and built to the fire code, for a parent, a ranch hand or a rental. The County permits it; the Country Estates reviews it first.
ADUs and conversionsShade first: a deep covered patio on the west side, an outdoor kitchen that works in a hundred degrees, a pool with a real deck, and planting that meets the defensible-space rules. Our Poway outdoor living projects in the gallery are the nearest examples.
Outdoor livingRamona's single-story ranches are easy to age in. A no-step entry from the garage, a curbless shower and wider doors, designed in during a remodel, for owners who have no intention of leaving the valley.

The County of San Diego's Planning & Development Services, because Ramona is unincorporated. The Ramona Community Planning Group sees discretionary projects, and additions and ADUs also go through the County's septic review.
It can. A new bathroom, a bedroom addition or an ADU changes the load, and the County reviews the system's capacity before the permit. We have the system located and evaluated at the first visit so the design starts from the real number.
Nothing. The in-home design consultation is complimentary anywhere in Ramona. A designer comes to your home, listens to what you want to change, takes measurements and photos, and tells you honestly whether we are the right fit for the project.
We do. Ramona is unincorporated, so plans go to the County of San Diego, and homes inside the Covenant also go through the Rancho Santa Fe Association's review. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we manage the whole permit process for you.

A kitchen remodel usually takes about 4 to 8 months from the first consultation to completion. A bathroom typically takes 3 to 5 months. The design and permit phases come first, and construction is the shorter part. Permit review times vary with the County of San Diego, and we plan around them.
