Room additions · Carmel Valley, since 2005
Room and home additions in Carmel Valley, designed and built by one team.
Out of space? Do not move. Improve. A Kaminskiy addition starts with how you live and what your lot allows: build out, or build up. Our designers draw it, our architectural team engineers and permits it, and our own crews build it, on one contract with the price in writing before the first footing is poured. Award-winning in San Diego since 2005.

More house, where you already live.
A room addition is the way to fix the one thing a good San Diego home gets wrong: it ran out of space. An extra bedroom, a second bathroom, a bigger kitchen, a family room, a suite for a parent, a second story over a one-story house, built to look as if it was always part of the original structure.
Kaminskiy designs and builds room and home additions across San Diego County, from a single bedroom to a second story, permitted and built on one contract since 2005. Bathrooms, casitas and guest houses, home theaters, man caves and studies, pool houses and cabanas: we have built every kind of addition to San Diego homes, by building out on the ground floor or building up with a second story. Our designers, architectural drafters and project managers take it from the first sketch to the final walkthrough on one contract, with one fixed price before the first footing is poured. Founded in San Diego in 2005 by Sergei Kaminskiy, and still founder-led.
Carmel Valley was built mostly in the 1990s and 2000s, so its kitchens and primary baths are reaching the age where families want them redone properly, inside well-run HOAs. Permits for room additions in Carmel Valley are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.

Room additions in Carmel Valley: the lot, the floor area and the HOA decide.
Carmel Valley lots are planned and compact, so an addition is shaped by three numbers before it is shaped by design: the lot's allowable floor area, the setbacks, and what the homeowner association's architectural rules permit. Inside those, a room over the garage, a bigger family room or a first-floor suite are all common.
The City of San Diego's base zoning sets a floor area ratio for each Carmel Valley lot, and the planned streets leave little slack. We confirm the allowable square footage, the setbacks and the height limit before the first sketch, so the addition we design is the one the City will approve.
Every exterior change in a Carmel Valley association goes to its architectural committee: roof line, materials, windows and color. Matching the existing stucco, tile roof and window style is usually the fastest path to approval, and it is also what makes the addition look original.
The two common Carmel Valley additions are a room over the garage, which uses no yard, and a single-story extension of the family room or a first-floor suite. Our structural engineer checks whether the garage framing and foundation can carry a second floor, which decides the budget more than the finishes do.
Families that have outgrown four bedrooms, parents moving a grandparent in, and owners who work from home and need a real office. The first meeting is at your home, with the lot's numbers in hand.
Finishes are chosen at our Design Center in Rancho Bernardo, about 15 minutes along State Route 56; every project starts with a visit to your home, not to ours.

Room additions in Carmel Valley, in detail.
How a room addition goes in Carmel Valley.
Allowable floor area, setbacks, height, and the HOA's rules, confirmed in writing before we design. Most Carmel Valley additions fit; a few need to be a room over the garage rather than a ground-floor extension.
Stucco texture, roof tile, window style and trim matched to the original, so the addition reads as part of the house and the architectural committee approves it on the first pass.
On a canyon rim the brush management zone and the slope set where the addition can go. We check the City's brush management requirements before the design.
The view is usually worth the extra care.
A building permit from the City of San Diego plus HOA architectural approval. Six to ten months from the first visit to completion. If what you need is a separate unit rather than a room, an ADU may be the better path.

We do. Permits for room additions in Carmel Valley are issued by the City of San Diego. Our design and architectural team drafts the construction documents, a licensed structural engineer stamps them where the scope calls for it, and we submit them and manage the whole process for you.
Often, yes. Carmel Valley is outside the coastal height limit, so the base zoning's height and floor area rules apply, along with your HOA's architectural review. Our structural engineer confirms whether the existing framing and foundation can carry the new floor.
Six to ten months from the first visit to completion, with design, the HOA review and the City permit first. Construction is the shorter part.
Most Carmel Valley associations approve additions that match the house in materials, roof line and window style. We design to those standards and submit to the committee alongside the City permit.
With the number of variables in a project like this, it is not easy to estimate without knowing what you want. Where you live, the size of the addition, the age of your home and what the new room holds all change the number. In San Diego County home additions typically run from $350 to $650 per square foot, so a basic addition costs around $100,000 and bump-outs start at about that figure. What we promise is a fixed price in writing before the first footing is poured: at the design and bid presentation you see every line of the scope, the contract and the schedule together. The complimentary in-home consultation is where that number starts.
It depends on the room you add. A great room, kitchen or living room addition may add around 70 percent of its cost to your property value; something smaller, like an extra bedroom, office or bathroom, may add around 15 percent. The size and scope of the project, and the budget you put into it, decide how much the value moves. The bigger return is daily: a home that fits the family in it, and one you did not have to leave.
Building out adds a room on the ground level and is the most common kind of addition. It grows the house's footprint, so a new foundation is poured and some yard space goes to the new room. Building up adds a room, or a whole floor, to the second story, or adds a second story to a one-story house. It keeps your yard, usually needs no new foundation (the existing one may be strengthened to carry the weight) and needs a staircase inside, and your area's rules on house size and height apply. Your designer walks the lot with you and tells you which one the house and the property line allow.
A room addition, also called a bump-out, is usually a single-room structure built onto the house: a bigger kitchen, another bathroom or bedroom, a larger primary suite, a personal office. Added rooms are often built for one purpose, but not always: a combination office and guest room, or a sunroom that doubles as a second living room. It is less expensive than a whole home remodel and adds new life to an older home.
Yes. In-law suites, also called granny flats or accessory dwelling units, can be attached to the house or detached in the yard, and recent changes to state and local legislation have made them easier and less expensive to build on San Diego properties. They add square footage and substantial property value, give parents or guests a private place to stay, and are built with aging in place in mind from the start. Our ADU page covers the types, the rules and what we have built.
